Online searches tell you a $1.5M home has a mortgage payment. They rarely tell you the other costs. Here’s what the total picture actually looks like for a median-priced Ojai home, using real numbers.
Assume: $1.5M purchase, 20% down ($300K), 30-year fixed at 7% interest. Your mortgage is about $1.2M.
Monthly costs
Principal + interest: ~$7,980/month at 7% on a $1.2M loan.
Property tax: California base rate is 1% plus local add-ons. Ventura County typically runs 1.1% to 1.25%. On $1.5M, that’s $1,375 to $1,562/month ($16,500-$18,750/year).
Homeowner’s insurance: If the home qualifies for the admitted market, expect $300 to $700/month ($3,600-$8,400/year) for appropriate coverage on a $1.5M replacement cost. If the home is on the California FAIR Plan with a wrap, this climbs to $800 to $1,500/month or more.
Water: $80-$300/month on Casitas depending on lot size and landscape irrigation. Well homes avoid the bill but have pump and testing costs instead.
Electric/gas: $150-$400/month typical for an Ojai home depending on size, insulation, and whether electric or gas.
Maintenance: Rule of thumb is 1% of home value per year; on a $1.5M Ojai home that’s $1,250/month average ($15,000/year) when amortized - though actual spending is lumpy (a roof one year, nothing the next).
